Gregory Sukornyk, a seasoned entrepreneur with five startups under his belt across three countries, discovered a persistent problem while living in South Florida. Real estate agents and hotel operators were overwhelmed with sales leads, many of which were slipping through the cracks. “These teams were spending a ton of time grinding through conversations that often led nowhere,” Sukornyk told Refresh Miami. The follow-up work was repetitive, inconsistent, and time-consuming, prompting Sukornyk and his co-founders, Jens Rischbieth and Esteban Safranchik, to create OnCourse AI.
Launched just under a year ago, OnCourse AI’s flagship product is Oli, a conversational AI that acts as a smart teammate rather than a traditional chatbot. Before building Oli, the founders validated their idea with their network, confirming it was a real pain point. This validation led to securing pilot clients before the official launch. The result is a fast-growing platform that has already attracted clients in real estate, hospitality, and healthcare.

One client reported that 17% of people who interacted with Oli submitted an application on the same day, highlighting the high level of engagement. “That level of engagement is rare,” Sukornyk said. “People are actually enjoying the experience. The average conversation time is six and a half minutes. That’s a long time to chat with an AI.”
The platform now handles full lead nurturing across outbound channels, using personalized messaging and continuous learning to guide prospects toward conversion. Sukornyk emphasized that Oli is not meant to replace sales teams but rather to augment their capabilities. In many cases, Oli performs the work of a sales development representative (SDR) or business development representative (BDR), and has even closed deals in some instances.
OnCourse AI operates on a subscription model, with pricing tied to usage and tiered access. The company has seen significant traction with multifamily property managers, pre-construction condo sales teams, and small-to-mid-sized hotel groups across North America, Europe, and Latin America. With a lean team of six and zero client churn, OnCourse AI is poised for continued growth and is exploring integrations with nursing homes and expanding its outbound voice feature beyond beta.
For Sukornyk, the excitement lies not just in the technology but in making life easier for sales teams. “It’s about making life easier for people,” he said. “Sales is a tough job. We want to free teams up to do the work that really matters: building relationships and closing deals.”
